Things To Know

  • We have a 48-hour cancellation policy (7 days for holidays and events). If you need to cancel or make changes to your reservation, please call our office at 830-868-2655 by noon at least 2 days prior to your arrival date for a full refund minus a $25 cancellation fee.
  • You will receive an electronic “Welcome Packet” via email 2 days prior to your arrival that will have your site number, a park map, and important park details (e.g. WiFi codes, park rules, etc). Guests will also be able to check-in from a link in that email on the day of arrival for those that prefer contactless self check-in.
  • Check-in is at 2pm and check-out is 11am. When available, we offer late checkout at an additional fee. Please contact the office if you’re interested in scheduling a late checkout.

Miller Creek RV Park Rules and Regulations

Everything you need to know regarding our park rules.

Reservations:

All RV stays are guaranteed with a Visa, MasterCard or Discover card at the time of reservation. We do not process the card until check-in unless you are arriving after 5 pm. In that case, we will process the payment on the afternoon you are scheduled to arrive and leave a packet on the night registration desk with your receipt and directions to your site. A $100 deposit is required for monthly rental, which will be processed on the day you book the reservation. The remaining monthly balance will be due at check-in unless you are arriving after 6 pm. In that case, we will process payment on the afternoon you are scheduled to arrive and leave a packet on the night registration desk with your receipt and directions to your site.

Miller Creek RV Park (from here on referred to as MCRVP) agrees to provide you service for your recreational vehicle (RV) on one of our designated RV sites.

ANY RIGHT GRANTED TO YOU IS THROUGH A REVOCABLE LICENSE, WHICH MAY BE REVOKED AT ANY TIME. UNDER NO CIRCUMSTANCE SHOULD YOU CONSIDER YOURSELF A TENANT WITH A LEASE.

This property is privately owned. MCRVP management reserves the right to refuse service to anyone and will not be responsible for accidents, injuries, or loss of valuables. MCRVP reserves the right to refuse services, ask visitors to vacate, or deny access to anyone if circumstances deem it necessary. There will be no refunds if asked to leave the park.

Please note that your site # could change due to unmitigated circumstances. We cannot guarantee your site # until you have checked in. We auto-charge your credit card on the 1st of each month for the upcoming month, plus electric, unless other arrangements have been made. Included is a list of park rules that are not considered all-inclusive. MCRVP reserves the right to adapt or revise new rules at any time.

 

Payments:

Entire monthly payments are due on or before the 1st of each month. There will be a $5.00-a-day late fee if payment is not received after four days from the due date. After the second occurrence of late payment, your renewal will be up for review. You will be charged $35 for each returned check. Either party can terminate the service agreement created by this document by giving the other written notice equal to the length of the designated term or immediate eviction if failure to make payment for services rendered. MCRVP also reserves the right to immediately evict guests at any time for failure by guests to follow park rules. (See also Default)

 

Children:

MCRV is an adult RV park with amenities and events catered toward adult guests. However, children are not excluded. Guests are responsible for all of their guests or visitors under 18 and are responsible for children complying with all park rules. Please be mindful of the comfort and peace of fellow guests. Adults are responsible for the actions of any children that may come to visit and any children under the age of 16 may not be left without adult supervision. Guests reserve the right to notify MCRV management of any disturbances or rule violations, and management reserves the right to remove guests at any time.

 

Pets:

At MCRV, we love dogs, and we strive to create a welcoming environment for all guests who want to share their camping experience with their furry companions. To ensure a safe and enjoyable stay for everyone, we kindly ask you to follow our dog policy:

• Aggressive dogs of any breed are not permitted. If your dog displays protective or unfriendly behavior towards strangers, we kindly request that you do not bring them to our park. If such behavior is observed, we may (at our sole discretion) ask the owner and the dog to leave.

• Pet restrictions may vary among our locations. Some parks have limited or no availability for units or cabins that allow pets. We encourage dog owners to call in advance to check availability and discuss their situation.

• Registered service dogs are welcome at all RVPM/Honest RV parks and are subject to the same rules and restrictions listed here.

• We welcome a maximum of two dogs per site.

• All dogs must have documentation of current vaccinations. We may ask you to provide copies of vaccination records to our office before you check-in.

• All dogs must be under their owners’ control and visual supervision at all times. Please do not leave dogs unattended or tied up outside.

• Except in designated off-leash dog park amenity areas, all dogs must be on a leash no longer than 6 feet anytime they are outside.

• Non-service dogs are not allowed in common-area buildings or pool areas. Registered service dogs must be wearing visible tags to enter these areas.

• Disruptive, excessive, or uncontrolled barking is not allowed. If barking persists and becomes a nuisance to fellow guests, we may (at our sole discretion) ask the owner and the dog to leave.

• Owners are responsible for cleaning up after their pets and properly disposing of pet waste in designated bins.

• Pet owners are responsible for any injuries, damage, or disturbances caused by their pets to other guests, park staff, or visitors.

• MCRV is not responsible for the safety of your dog(s), or for any loss, damage, or injury caused to or by our four-legged guests.

Thank you for your cooperation in maintaining a dog-friendly and harmonious environment for all guests at our park.

 

Visitors:

Residents are responsible for their guests. All overnight guests must register in the office and pay a fee of $5.00 per guest per night. MCRVP management reserves the right to restrict the number of overnight guests. NO SUBLETTING without prior approval from MCRVP.

 

Quiet Time:

Quiet time is from 10 pm to 8 am. Unreasonably loud and disturbing noise within the RV park is prohibited at any time. Generators may not be used in the park. Our residents like to leave their windows open at night and appreciate your consideration. Please keep this in mind when leaving wind chimes and other noise makers out overnight. All guests should be courteous to other guests; ensuring noise levels are acceptable even during the day. Loud music is not permitted at any time. RV owners shall be responsible for the conduct of their family members, guests and/or visitors while at the RV park. RV owners, their family members, guests, or visitors who create a disturbance or behave in a manner that constitutes a threat or substantial nuisance to other RV park guests will not be allowed to remain on the property.

 

Safety:

You agree that you and your guests will exercise reasonable care for your own safety and the security of others in the park. You acknowledge that nothing contained in this agreement requires MCRVP to provide any security device, security measure or security personnel. MCRVP makes no express or implied warranty of safety or security against any criminal activity. RV owners are responsible for all damages caused by themselves or their guests. MCRVP assumes no liability for loss or damage due to fire, accident, theft, weather, or act of nature.

 

Guest Relations:

All MCRVP guests and visitors must always treat others with respect. As such, you should not treat others at the park differently based on their race, ethnicity, national origin, religious affiliation, sexual orientation, sex, gender, gender identity, disability, or serious diseases. If you have disrespected a fellow guest or made anyone feel unsafe during your stay, MCRVP reserves the right to have your reservation canceled immediately and remove you from the site.

 

Number of Guests, Rates, and Terms:

The monthly rate is a discounted rate based on two adults per site. There will be a fee for each additional guest at $60 a month. The rate is for the term designated below and the fee is payable in advance on the first day of that period.

 

Skateboards, Scooters, Go-Karts, Mini-bikes, and ATVs:

Operation of these is not allowed at the park.

 

Campfires:

Campfires are allowed in fire rings or pits on gravel only. During County prescribed burn bans, only supervised charcoal fires for cooking are allowed. Fireworks are not permitted on park grounds.

 

Laundry:

Laundry is not to be hung outside your RV for drying. The laundry facilities are provided for this purpose. Clotheslines are not permitted. No hand laundry or dishes should be done in the restrooms.

 

Gym:

All gym users are expected to practice good hygiene and gym etiquette. All gym users must observe the instructions and safety precautions pertaining to the use of exercise equipment. If in doubt, gym users are required to consult MCRVP before the use of equipment. Do not monopolize the machines. Cardio machines are restricted to 30 minutes per use if other guests are waiting to use the machines. All other equipment shall be shared among gym users at all times. DO NOT SLAM, DROP, CLANG, OR THROW DUMBBELLS OR FREE WEIGHTS on the floor when you are finished. DO NOT LEAVE EQUIPMENT LYING AROUND as someone could trip over it. Replace equipment to its original state and location after use. Gym users will be held responsible for any damages caused to the equipment by them. They are also responsible for their own safety and any injuries incurred while using the equipment. Food and drinks (except for plain water) are not allowed at the workout area at any time. Water consumed during workout must be in a container with a lid and any spills must be cleaned immediately. No smoking or alcohol on premises. All Gym users are required to keep their belongings on the open shelves provided. Use the gym at your own risk.

 

Propane Bottles:

No propane bottle larger than ten (10) gallon capacity is permitted. For Motor Homes that have onboard propane tanks, Johnson City Hydro Gas will deliver propane on-site. Residents wishing for propane delivery must notify the office to schedule a delivery.

 

Smoking:

Smoking is not permitted in any park building (restrooms, laundry, activities building, office, and/or cabins, or park buildings). Please do not litter with cigarette butts on the ground. If observed dropping cigarette butts on the ground or if found on the ground outside your RV you will be warned one time. The next time you will be asked to leave the park.

 

Trash Disposal:

A trash dumpster has been provided for residents and guests located at the front of the park at the south entrance. Trash is limited to household trash and must be bagged, tied and placed inside a dumpster. No job site dumping, furniture, appliances, or anything other than household trash will be allowed. Please break down all boxes. Large items outside the dumpster are not allowed at any time. Do not leave trash outside on your site overnight. MCRVP works hard to keep our park clean and would appreciate your help by picking up cigarette butts and other Debris.

 

Site Maintenance:

No digging or improvements are to be done on your site without MCRVP approval because of underground utilities. Storage sheds, storage under RV, and clotheslines are not permitted. Only patio furniture, grills, and satellite dishes are permitted outside the RV on the gravel. Appliances will NOT be allowed outside your RV. Rugs on gravel are allowed, but rugs on grass are not allowed. Please keep your site maintained so lawn maintenance can be performed. Exterior décor, flags, banners, or art is prohibited without express written consent of MCRVP Management.

 

Vehicle and RV Maintenance:

All RVs and motorhomes must be road ready, licensed, and have current insurance and registration. Any RVs older than 10 years are generally not accepted by MCRVP but may receive an exception from management. RV and motorhome owners are responsible for the ongoing care of their vehicles, including maintenance, sewage, cosmetic upkeep, etc. All water hoses and connections should be leak-free. MCRVP reserves the right to refuse service to any RV based on its appearance or condition upon entry or at any time during a guest’s stay.

 

Vehicles, Parking:

Two vehicles are permitted per site, and both must be registered at the MCRVP office. If you need additional parking, please inquire at the office, additional vehicles must receive MCRVP permission. Storage of boat trailers, motorcycle trailers, etc. is available. Please check at the office for the storage rate. Parking is not permitted on the grass, on roadways, on patios or in other RV sites. Motorcycles must be baffled and may not cruise the park. No washing or maintenance of vehicles allowed. Trailers and boats may be parked on your site overnight only with MCRVP permission. MCRVP management, at its discretion, may remove an “abandoned’ vehicle after twenty-four (24) hours. Vehicle repair is not allowed in the park with the exception of a mobile RV repair service.

 

Trees:

We love our trees! So, please no nails, hammocks, climbing, or cutting firewood from them.

 

WiFi:

Terms and Conditions of Use: MCRVP provides wireless internet free of charge as a value-added service. Many conditions affect the strength and signal of the Wi-Fi. Therefore, we DO NOT guarantee access at any time. MCRV is not responsible for the content or privacy policies of the internet sites accessed by our guests.

If you decide to access any internet content, you do this entirely at your own risk, and you are responsible for ensuring that any accessed material or activity performed by you while using the MCRVP Wi-Fi system does not exhaustively cover copyright, trademarks, pornography, or any other materials which are slanderous, defamatory or might cause offense in any way. By accessing the internet, you are accepting the above terms.

 

Miller Creek Photography:

MCRVP regularly captures photos on site for use on our website and for communications purposes. MCRVP guests consent to the photographing/videography and the recording of their voice and the use of these photographs and/or recordings singularly or in conjunction with other photographs and/or recordings for advertising, publicity, commercial or other business purposes. The term “photograph” as used herein encompasses both photographs and motion picture footage. MCRVP reserves the right to reproduce and use said photographs and recordings for use in all domestic and foreign markets.

 

Default:

You are in default of the Service Agreement if you fail to pay fees or other charges when due. If you fail to follow the park rules, or if you or any guests violate any criminal law of fire, health or safety ordinance or law, including but not limited to any drug or controlled substance law. If you are in default MCRVP can, in its discretion, terminate your service agreement and require you to immediately vacate the park.

 

Cancellation Policy:

Monthly reservations require one month’s notice (at the beginning or end of the reservation). Less than a month’s notice will result in a $100 cancellation fee.
